FULL SERVICE PROPERTY MANAGEMENT

 ​CUSTOMIZED CONCIERGE SERVICES​​

Property Management Fees - 14% of rental total ($500/month minimum management fee) Includes scheduling all regular maintenance and repair needs with contractors, movers, handy persons, cleaning services etc. and provide tenants with a list of any useful numbers required during their stay. Does not include extra time or hours required to be at the property in person. An additional $75/hour will be charged for any in person requirements, including travel time, meet and greet, walkthroughs, inspections, key exchanges, etc.

Set up a new rental space for client: $1,500. minimum for a studio or 1BR. Additional $500 per each room. Includes suggestions for furniture and placement, decor, artwork, security systems, sound systems, etc. Includes scheduling movers, cleaners, deliveries, installations, and vendors. Does not include the cost of any items or supplies. Does not include any manual labor, moving items, or cleaning. 

Renovations: Oversee construction and repair needs, meeting with vendors, obtaining quotes, checking vendor licenses, insurances, permits, scheduling inspections and finals. Minimum day rate is $600.

Phone Consultation / advice / rental / tenant questions - $75 minimum for up to 30 minutes.  

In person consultation $150 for up to 30 minutes. (includes travel time, within 15 miles)

Reply to texts / questions / vendor referrals /  $25 for up to 3 texts in one hour, during regular business hours 9am-5pm, $35 to reply up to 3 texts before 9am or after 6pm. Phone calls are $75 minimum for up to 30 minutes, until 10pm.
